Auction attracts bids for nine land parcels

An auction of nine parcels of state Department of Transportation land will reap $259,000, including $100,000 for lakefront property in Webster, when the deals close, officials said this week.
Eight parcels fetched at least the minimum required bid at auction last Thursday at the DOT's Region 4 headquarters in Henrietta.
The auction was the third for the region since 2008 and the first in which all parcels on the block received bids.
Some 17 potential bidders registered, and many other people showed up to watch, said auctioneer Steven Wanamaker, a real estate specialist with the DOT's Office of Right of Way in Henrietta.
"It was by far the most people we've ever had. Granted, we did have more parcels than usual, but the word seemed to really get out this time. We're really happy that all of them sold, and all but one of them received more than one bid."
Six parcels were up for auction in 2008, with three selling for $694,300. Six more were listed in 2010, with three selling for $326,500.
The properties were part of land previously acquired by the state as part of highway improvement projects but no longer needed. They became part of the state's Surplus Property Program to be returned to local tax rolls.
The winning bidders were not disclosed, pending completion of the transactions.
Plans for the parcels will be determined by their owners within restrictions imposed by local governments.
The prized possession was nearly two acres of Webster land between 90 Lake Road and 112 Lake Road, with 145 feet of frontage along Lake Ontario. The minimum bid was set at $92,500.
"We received a couple of bids," Wanamaker said. "I believe it will attempt to be developed. It's a residential area. Whatever they do, they'll have to come up with a site plan. They'll need to get approvals through the town."
The parcel most underestimated was a 0.24-acre, L-shaped location on the northwest corner of West Ridge Road and Newton Road in Greece. With a minimum bid of $7,500, it went for $66,000.
"We had a couple of people doing quite a bit of back and forth on that," Wanamaker said.
"It's in a commercial area. I think it was just two developers, both with ideas of what they'd like to do with the parcel. I had a feeling going into the auction, because I had spoken with both of them prior to it and they were both pretty interested."
A 1.1-acre parcel on the southwest corner of Ballantyne Road and Scottsville Road went for $11,000, with a minimum set at $5,000.
A 0.4-acre parcel along Route 590 in Irondequoit, with access from Liberty Avenue, sold for $7,600 after the minimum was reset from $9,500.
A 0.3-acre plot along 590 in Irondequoit, with access from Lake Breeze Park, went for the minimum bid of $7,400.
Nearly 2.9 acres in the town of Canandaigua, Ontario County, on the east side of Route 332 south of Yerkes Road earned a bid of $38,000, above the minimum bid of $14,000.
"That one had two different people bidding on it," Wanamaker said. "There's not as much activity out there yet. It is zoned commercial, I believe, but there hasn't been a lot of development. But there certainly are a lot of people out there speculating."
A 1.2-acre Ontario County parcel east of 332 and south of Clover Meadow Lane in Farmington went for the minimum bid of $7,000.
The two largest parcels auctioned are in Geneseo, Livingston County-heavily wooded tracts of 26 and 14 acres near I-390. Both were acquired by the state prior to construction of the highway and lack public access because they are surrounded by private land.
The 26-acre parcel was auctioned for $14,000, with a minimum bid set at $13,000. The 14-acre property went for $8,000, with a minimum set at $7,000.
"The main office has to accept the bids, which was done," Wanamaker said. "Now we're moving toward completing the sales. I don't see any reason why we would have any issues on our end."
