The Brooks Court housing development in the 19th Ward was christened Monday, with a new street and 11 single-family, owner-occupied homes completed.
The development will contain 29 homes designed in Craftsman and Bungalow styles at the former site of the Valley Court apartment complex on Genesee Street.
Seven of the 11 completed homes are under purchase contracts, at an average price of $215,000, officials said. The project includes a variety of plans from 1,200 to 1,800 square feet, with prices from $165,000 to $255,000.
“Brooks Court is a tremendous example of a project that is leading Rochester’s transformation in a positive direction,” Mayor Thomas Richards said in a statement.
“We have replaced a vacant apartment complex with high-quality, owner-occupied homes that are benefiting from the growth of the University of Rochester and the Brooks Landing development.
Each home will have a front porch, a 2.5 baths and a two-car attached garage. Sales are being handled by Woodstone Realty, an affiliate of Woodstone Custom Homes Inc. in Perinton.
The city provided a $765,000 grant toward home construction and a $120,000 grant to lower the purchase price on four houses by $30,000 for people who earn 120 percent or less of the median income.
