Gannett Building listed for $4.95 million

The Democrat and Chronicle Media Group has listed its downtown property, at 55 Exchange Blvd., for sale for $4.95 million.

The nearly 154,000-square-foot building is being sold by CBRE Group Inc. According to its sales literature, the 1.1-acre site includes 42 on-site parking spaces, a cafeteria, five elevators, a fitness room and warehouse dock.

The Democrat and Chronicle announced in January it was selling the building and plans to move to a new site in Rochester by mid-2014. The property is assessed at $4.27 million.

The Gannett Co. Inc.—which owns the D&C—has owned the building on Exchange Street since 1928. The building originally housed the now-defunct Times-Union, which was published as an afternoon counterpart to the Democrat and Chronicle. The building was Gannett’s corporate headquarters until 1986, when the company made Virginia, home of its flagship newspaper, USA Today, its central hub.
