North Forest Office Space grows its holdings

A commercial development company based in Williamsville, Erie County, is adding to its Rochester-area holdings and using the local market as a model for development in other parts of the country.
 
North Forest Office Space is finishing construction of a fourth building at its Crosspointe Professional Park in Webster, said Randy Mauger, North Forest's Rochester-area general manager.
 
When fully developed, the office park will have 50,000 square feet of space. The site is on Crosspointe Lane near Route 104, between Rachel and Barrett drives.
 
North Forest operates five office parks in the Rochester area with a combined capacity of 350,000 square feet. The other parks are Canal Landings Professional Park in Greece, East River Professional Park in Henrietta, Penn Fair Office Park in Penfield and Basin Meadows Professional Park in Pittsford.
 
North Forest Office Space develops professional, medical and dental office suites for small to midsize businesses that typically require less than 5,000 square feet of commercial space. The company has units for lease and for sale in Buffalo and Rochester as well as Austin, Texas, and Denver.
 
North Forest entered the Rochester market in 2004 with the Basin Meadows Professional Park to test whether its focus on small businesses would work outside its Buffalo-area base.
 
The company has continued to see success here, its leaders said. North Forest has three full-time employees and one part-time worker at its Pittsford office. Companywide, North Forest has 25 employees.
 
The niche is narrow at North Forest. It consists of standard layouts for short-term lease that can be added to or subtracted from as needed in blocks of varying size. Tenants can move in within 30 days of signing a lease. The amount of space can vary, from 200 square feet of executive space to 18,000 square feet or more for medical organizations.
 
Marshall Cook, North Forest district area general manager, said the firm takes the complexity out of the leasing process.
 
Dave Merrell, chief operating officer, said the Rochester area has been important to the firm, which recently celebrated its 25th anniversary.
 
"The Rochester market has been a tremendous success," Merrell said. "It has played an important role in our company's history."
 
The company was 17th on the Rochester Business Journal's most recent list of real estate developers, ranked by total local non-residential square footage.
