COMIDA grants tax breaks for $24 million development in Gates

A proposed $24 million mixed-use development of 21 acres in Gates would result in 168 townhomes and apartments.

The County of Monroe Industrial Development Agency approved property tax breaks of $2.4 million at its meeting Tuesday. The projected benefit to the community is $7.1 million.

The project, Gateway Landing on the Canal, will include a community building, fitness center, underground parking and retail space, representatives of Atlantic Funding Real Estate LLC said.

The residences will range from 800 to 1,700 square feet and a monthly cost of $850 to $1,800, representative said.

COMIDA also approved property tax exemptions totaling $219,201 to LB Partners of New York LLC, which wants to construct 12 one-story duplex villas on 7 acres at 500 Elmgrove Road in Greece. The community benefit is $486,161, COMIDA officials said.

Each unit is 1,125 square feet, and will be priced at market rates, officials said.

Pierpont Properties LLC was granted property tax breaks of $223,249 to expand its Banners Child Care facility at 3520 Winton Place in Henrietta. The community benefit for the $1.8 million project is $390,306.

Pierpont has acquired an adjoining 2.5-acre parcel and wants to add 10,760 square feet to its existing location. Nine jobs will be added, bringing total employment to 30, officials said.
