A $24.9 million senior apartment building in Greece and a $7.1 million hotel in Henrietta were among six projects approved for tax breaks Tuesday by the County of Monroe Industrial Development Agency.
Gardens at Town Center LLC, an entity of Rochester development firm Home Leasing LLC, was granted property tax abatements of $2.7 million to build a 193,750-square-foot facility with 176 units for seniors on 12 acres of vacant land on Latta Road.
The projected community benefit is nearly $5.3 million, with four jobs to be created in three years, COMIDA officials said.
Some 141 units will be affordable housing for households with incomes of $38,000 or below, officials said. The other units are to be priced at market rate.
Property tax breaks of $717,613 were approved for Jefferson Hotel Associates LLC, a Corning-based firm that plans to construct an 89-room Home2 Suites on Jefferson Road.
The community benefit is pegged at $1.1 million, COMIDA said.
The four-story, 53,585-square-foot Hilton-brand hotel is to be built on 2 acres of vacant land, officials said. The project includes 95 parking spaces. Some 19 jobs will be created, officials said.
Wright Real Estate LLC, an entity of Wright-Wisner Distributing Corp., was approved for $365,324 in property tax exemptions on a 29,000-square-foot warehouse addition to its existing 131,000-square-foot facility on Brighton-Henrietta Town Line Road in Henrietta.
The community benefit is $734,864, with 13 full-time jobs to be created in three years, officials said.
The $3.2 million expansion is necessary because of growth in Wright-Wisner’s craft beer and wine segments, company officials said.
The entity 1350 SR LLC will get property and sales tax breaks totaling $583,015, with a community benefit of $1.1 million, for the $5.8 million construction of a 124,850-square-foot building on six acres on Scottsville Road in Chili.
The building is to be leased to American Tire Distributors Inc., a publicly traded company with headquarters in Hunterville, N.C., that is moving its local operations on Pixley Road.
ATD provides tires and auto parts to tire dealers, repair shops and automotive performance shops nationwide, officials said. The new building will have 4,500 square feet of office space and 120,350 square feet of warehouse space, and is 40,000 square feet larger than its Pixley Road site.
ATD employs 28 here, and will add three workers in three years, officials said.
Sales and marketing consulting firm Direct 2 Market Sales Solutions LLC was approved for sales tax exemptions of $10,179 for a $127,236 information technology upgrade. The upgrades are part of a $297,077 initiative to expand its space and improve service delivery.
The community benefit is $378,546, COMIDA said.
The company employs 47 at offices on Despatch Drive in East Rochester, up from 10 when it opened in 2007. It plans to add four workers within 12 months.
SWBR Architecture, Engineering & Landscape Architecture P.C. was approved for tax breaks of $38,400 as it plans to spend $200,000 to upgrade its IT and furniture, and $700,000 on leasehold improvements at its East Main Street location.
The projected community benefit is $719,561, COMIDA said..
SWBR employs 73 and plans to add four workers within 12 months.
