Canandaigua City Council on Thursday approved phase one of the final site plan application for the North Shore Development project on Canandaigua Lake.
Morgan-LeChase Development LLC, the project developer, is in the early stages of land acquisition. Once that is finalized, a site clean-up will begin, followed by construction of the first phase, which is expected to begin in late summer and be completed in late 2015, the company said.
Le-Chase Construction Services LLC and Morgan Management LLC are working together to develop the 21-acre parcel on the north side of Lakeshore Drive, across from Kershaw Park.
North Shore is a plan for eight buildings with roughly 450 one-, two- and three-bedroom residences overlooking the lake, as well as retail spaces, a clubhouse and designed outdoor environments.
The development is planned in five phases. Construction costs for the first phase are estimated at $25 million to $30 million, with the entire project costing more than $100 million.
The City Council had approved an $11 million payment in lieu of taxes agreement for the project in February. That was followed by approval by the Canandaigua City School District Board of Education. The Ontario County Board of Supervisors tabled a vote at its March meeting and is scheduled to vote on the tax abatement at its April 17 meeting.
